Lisbon South Bay: the new project of South Shore

The south shore of the Tagus River is quickly developing, with the real estate market looking for alternatives to the urban pressure of the almost saturated big cities.

From the lovely beaches – such as those at Costa da Caparica, Sesimbra or Tróia – to the local gastronomy, a vibrant cultural scene and beautiful natural surroundings (like the Arrábida Hills), there are now many available options of affordable housing in this area; easily accessible, located by the river side and settled among parks, these have become strong options for the middle class.

Lisbon South Bay

Lisbon South Bay is a project being carried out by the local authorities of Almada, Barreiro and Seixal with the intent of requalifying and promoting those towns through the involvement of Portuguese and foreign originated capital funding.

This project’s main intention is to strength up Lisbon’s metropolitan area and provide the basis to the creation of a mega urban zone spreading across both shores, as it has been done in other European cities.

Almada

Twenty five minutes away by car, or just an eight-minute ferry ride away, Almada will see its two kilometers of river front transformed into the Water City (“Cidade da Água”), as office space, hotels, cultural attractions and commercial zones start settling in this area.

An area of 630 thousand square meters is quickly being occupied by a selection of living developments, a museum and a congress center, interconnected through walking streets, squares and inland waterways.

At the center of the “Cidade da Água”, the new yacht marina with berths for 400 boats will be prepared to host major sport and touristic events.

The new ferry terminal, connecting to other transportation networks, will have capacity to handle nine million passengers a year and will shorten the trip to Lisbon to less than 10 minutes.

Barreiro

Barreiro’s Business Park occupies an area of 740 acres by the river bank, with 180 companies already installed on the site. Used for warehousing, office space or industrial settlements, properties in this center are available for lease or for sale, having found use in business, industrial and logistic functions, although it can be adopted to each client’s needs.

Next to the business area, a new industrial and logistic infrastructure is also being developed, supported in this instance by an operational cargo ship dock.

With a major focus on living units and large areas dedicated to commercial and service providers, this Park, located 40 minutes away by car or 15 by boat from Lisbon, offers land plots for construction, a fully equipped Business Center, auditorium and a gym, among other amenities.

Barreiro – INS

Seixal

At Seixal, the project involves the transformation of the business park which includes the old foundry works. Taking advantage of its close proximity to a highway and the sea ports of Lisbon, Setúbal and Sines, the presently available 1,300 acres provide a cluster of services normally associated with the smelting works, for which Seixal is better known.

With its industrial character, the park has capacity for small, medium and large companies, looking either to buy or lease a space, which can then be customized to each client’s requirements. An important part of the project is the preservation of the river front, the improvement of the basic infrastructures and the development of further access routes.
